
Preliminary site analysis
Establish project brief and initial budget parameters
Discuss council's regulations and required consultants
Fee and scope of works proposal provided to client

Detailed measure of existing structure (alterations & additions only)
Photographic analysis of site and surrounds
Review Council’s requirements and any site specific constraints (heritage conservation area, foreshore area, bushfire prone land etc)
Engage surveyor to carry out a detailed survey plan in accordance with council's requirements
Prepare concept sketch designs based on client’s brief and council’s requirements
Meet with client and refine sketches accordingly (Note: sketches detailed to a level to obtain preliminary construction costs)

Prepare architectural documentation in accordance with relevant checklists
Engage and correspond with all required consultants
Package and submit documentation to approving body (Council (DA, CDC) or Private Certifier (CDC)
Correspond with approving body throughout seeking development consent
Meet with approving body if problems arise throughout this phase (neighbourly objections, approving body requires further clarity on the design etc)
Review council's development consent
Engage principal certifying authority (either council or private certifier) to seek construction consent
Prepare architectural documentation in accordance with relevant checklists
Engage and correspond with all required consultants
Package and submit documentation to approving body (council (CC) or private certifier (CC)
Correspond with principal certifying authority throughout seeking construction consent
